    A Home Buyer's Consultant is a real estate professional who specialises in exclusively representing the interests of home buyers throughout the property search, selection and purchasing process. At Homesmith, our consultants are dedicated to assisting you in finding the right property that meets your unique lifestyle needs and budget. We offer comprehensive services, designed to support home buyers including understanding your specific requirements, property research + search, property viewings and visits, price negotiation and visual defect reporting. We ensure that you have an expert on your side who understands the local market intricacies and can provide completely unbiased, personalised advice and support, not only making your home-buying experience smooth and successful but also saving you time and money.

  • Why hire a Homesmith Home Buyer's Consultant?
    We work exclusively and represent ONLY Home Buyers Home buyers pay for our services as a fixed fee based on the scope of work we agree up front - we do not work on a commission basis based on the price of the home you purchase We partner with a tried and trusted team of real estate experts We have been in your shoes - we know how hard it is to navigate the complex process of buying a home in Spain We save you time by arranging viewings for you, guiding you so that you avoid mistakes, understanding your requirements, and providing unbiased consultation based on our deep local area knowledge We understand that buying a home is a big financial commitment, and it's therefore super important to make the right decision We listen and understand your lifestyle needs and where a home fits before any searching begins
  • Who are the different experts involved in buying a home?
    Homesmith Buyer's Consultant: Represents only you, understands your detailed requirements, is with you throughout the entire end-to-end process, remunerated by you via fees agreed upon based on the scope of work required Property Lawyer: Review all of the Spanish legal documents, such as Nota Simple, Reserve Agreement, Arras, Apostille, and Deeds, to make sure the documents and the home you are looking to buy are legal and safe to buy. Real Estate Agent: Represents the Seller of the home and is remunerated on a commission basis by the seller - the higher the sale value, the higher their fee Architect: Can provide structural surveys of homes on request Spanish Bank: Required to pay for the taxes on the property and can also offer financing if required Mortgage Broker: Can work on behalf of the buyer to find the best mortgage from the banks if financing is required [for non-cash buyers] Notary: Required to notarise and manage the deeds of the home Currency exchange: Required if your funds are based overseas and not in Euro for the deposit [with financing] or payment [cash buyers]
  • What languages are you able to support?
    We provide our services to English-speaking clients and work with an English/Spanish-speaking Property Lawyer. We would love to be able to work with clients who speak other languages and plan to grow our team and offer our services in more languages. Watch this space!
  • Which Towns are included in the "Location Discovery" service?
    We have a very detailed knowledge of the Catalonia Coast, which includes the following nine towns: 1) Vilanova i la Geltru 2) Cubelles 3) Cunit 4) Segur de Calafell 5) Mas Mel 6) Calafell 7) El Vendrell 8) Can Salvador 9) Coma-ruga So, The "Location Discovery Service" is only possible in these locations. As we grow and partner with more Buyers' Agents who have expert knowledge of their area, we will be able to include more towns in the Location Discovery service.
  • What are your working hours?
    Homesmith is a customer-centric consultancy, and we work the hours we need to offer a great service to our clients. We do need to sleep, though! We also like to maintain our mental and physical well-being by going to the gym and may have the occasional family emergency. But we aim to respond to all of our clients within one working day. We also work on weekends as we do understand that most of our clients work full time. We can arrange home viewings and location discovery days to best suit our client's schedule.
  • What are your Terms for each Service?
    We undertake to work with you to find a suitable property for you to purchase. 1. Commencement: We will start work on your behalf as soon as you have: Completed the Buyers Brief so that we have a detailed understanding of your specific requirements We have had a 1:1 video consultation You have purchased the right service/s for you 2. Individual Service cancellation terms: Location Discovery service: Client cancels: More than a week before the agreed date, 100% of the service fee Up to one week before the agreed date, 50% of the service fee Less than one week before the agreed date, no refund Homesmith.es cancels - full refund of service fee Home Search, Home search lite and Custom service: Client cancels service - Homesmith will calculate a refund based on % of work completed and expenses incurred up to and including the cancellation date. Home Purchase service Includes purchase attempts for up to TWO properties only If your financing falls through or you wish to cancel this service, Homesmith will calculate a refund based on % of work completed and expenses incurred up to and including the cancellation date.
  • What 5 things do I need in place to be able to buy a home in Spain?
    The financial means to make the purchase - either cash or mortgage An NIE certificate Understanding of your rights to reside in Spain - based on your citizenship Ability to transfer and exchange your funds to Euros to purchase the home A Bank account with a Spanish IBAN to pay the taxes
  • Who can we help find a home?
    We can help you if you: Are not based in Spain full-time Have limited Spanish language skills Have limited free time - working full time/ parents with young families Or all of the above Our services are designed to help English-speaking home buyers find and buy property in the Catalonia Coast or Tarragona Province area of Spain. By completing the Buyer's Brief and during our 1:1 video call consultation, we can get to know your unique circumstances and requirements, not just from a home but about the life you want to live in Spain. We can use our expert knowledge of the area, the types of properties available and expert negotiation skills to help you purchase the right home in the right area at the right price.   • What if I need a service that I can't see listed?
    We have built a comprehensive set of services built around specific pain points in the Spanish home buyers' journey. However, we understand that we can't please everyone all of the time :-) So, if you would like to work with Homesmith for a special project you have in mind, please complete the Buyer's Brief and book a 1:1 consultation so that we can discuss what you're looking for and build a quotation.
  • What if I want to work with Homesmith in a location I can't see listed?
    Right now our services are offered in a specific area and location in Spain. But if you would like to work with us somewhere else we can talk about it. Please complete the Buyer's Brief and put the location's you are looking at and we can discuss on the 1:1 video consultation to see if it would work for you.
